Making the decision to sell your home can be a very emotional process. Whether you are selling to upsize, downsize or as part of an estate settlement, there are lots of processes that need to be timed and carried out correctly.
Your property is likely to be your biggest asset and therefore it is important that whether you are selling to facilitate your next purchase, or you are selling for other reasons that extreme care is taken at all stages.
Following instruction, we will obtain your title deeds from your mortgage lender (if applicable) and obtain an up to date copy of your title from the Land Registry. We will then produce a draft contract which we send to the buyer's conveyancer, we will answer any queries that arise and once the draft has been approved by both parties we will agree a completion date with the other party.
If you have a mortgage on your property we will obtain a repayment statement from the lender and details of any commission due to the estate agent. This will enable us to provide you with a completion statement showing the balance due on completion.
On completion, the Transfer Deed that you have signed will be sent to the buyer’s conveyancer so that they can apply for the title to be transferred. When all this has happened we will pay all outstanding monies to your lender and estate agents and distribute the balance as previously agreed.
